SADA Architecture is an established design-led practice, founded in 2006, with offices in St Albans, England and Dublin, Ireland. We are a Chartered Architectural Practice registered with both the RIAI and the ARB.

Our award-winning team has extensive knowledge in the design and delivery of projects across a broad range of sectors — Residential, Commercial, Education, Healthcare, Industrial and Manufacturing.

We offer design solutions sympathetic to clients' needs and aspirations, while simultaneously challenging them. A constant drive for the highest quality end product, delivered through uncompromising attention to detail, is the central ethos of the practice.

SADA Architecture is currently active on four Higher-Risk Building applications under the Building Safety Act 2022. As Principal Designer, we take responsibility for ensuring that documentation submitted to the Building Safety Regulator is complete, coordinated, and capable of standing up to regulatory scrutiny.

Our Principal Designer appointments span Gateway 2 submission, change control, and the full statutory compliance framework under SI 2023/909. We operate across JCT, NEC, RIBA, and RIAI.

The Building Safety Act 2022 places significant duties on the Principal Designer to coordinate compliance across all disciplines. SADA brings in-depth knowledge of all Gateway stages, mandatory document production, and the BSR's current assessment standards — including the CLC December 2025 guidance suite (GN01–GN09).

Simon McCafferty leads the regulatory readiness of complex residential developments operating under the Building Safety Act 2022 across the UK and Ireland. As Principal Designer on active Higher-Risk Building submissions, he works closely with project teams to ensure documentation presented to the Building Safety Regulator is clear, coordinated, and robust. He operates across the full contractual framework — JCT, NEC, RIBA, and RIAI — guiding projects from procurement through to delivery and resolution.

Cormac is a highly experienced Architect with over 20 years post-graduate experience, working across healthcare, commercial, residential and education sectors. His technical knowledge is particularly strong, having spent a number of years on-site as resident site architect on large-scale projects including St Vincent's Private Hospital (€245M) and the Guinness Brewery brewhouse development (€168M). Cormac joined SADA Architecture as a Director in 2013, having previously worked for Scott Tallon Walker Architects.
